A transitional height plane shall apply to commercial or multi-family buildings that
is either (1) adjacent to, or (2) separated by a street with a width of fifty (50)
feet or less from any property zoned RE, RLG, R-60, R-75, R-85, R-100, MHP, RNC or
RSM. No portion of a commercial or multi-family structure shall protrude into a transitional
height plane. The transitional height plane shall begin at a point thirty-five (35)
feet above any setback or transitional buffer line, whichever is furthest from the
property line, and then extend at an upward angle of forty-five (45) degrees over
the lot of the commercial or multi-family building.
